Most overruns are decided in procurement, not on site. Three decisions taken before mobilisation kept a twenty-two month build to twenty-three.

The situation

The owner had a fixed sales date, a contractor keen to start and a specification that was still open on stone, joinery and glazing — the three long-lead packages.

What we did

Facade stone was selected and reserved at the quarry before contract signature. Joinery was procured directly and free-issued. Glazing was fixed on one system rather than tendered twice.

Variations ran through a single weekly decision meeting with the owner present. Nothing waited a month for an answer.

The outcome

Practical completion one month beyond target against an industry norm several times that, final account within two percent of budget, and a snagging list closed before the first residents moved in.
